This area of Sacramento is on Fire 🔥.  The zip code 95758 housing prices are up 26% comparing March this year to March last year.  It is up 2% from January to March in green below.

The multiple offers are still very high in this area.  Of the homes that are currently pending 75% have more than one offer. 

.

Of the homes that sold in March, 82% of them had more than one offer.  Last year in March 84% had more than one offer.  Low inventory (active listings) is driving the housing market up.

.

In March most years is when the housing market starts to take off.  Inventory increases and the home buyers come out again.

.

In red below, the active listings are increasing which is normal this time of year.

Highlighted in yellow below, the active listings in February is really high.  Looking at the active listings in March the DOM went up.  This could be from an overpriced home on the market.  Way overpriced home.

With interest rates rising. The housing market will start to slow down.

Looking at the sold housing market data for March. In green below, the list price is higher than the original price again. This indicates that there are not many price drops. It is normal for a Realtor to increase the list price if they have an offer.

In this kind of housing market condition, a home buyer must be very careful. Your offer must be smart or it could take you years to get the equity back.

March is when the real estate market starts to take off.  The best time to think about selling a home.  The best time to sell a home is between March through July 15th or so.

.

March is when home sellers will start to list the homes.  This means more homes start coming on the market.  It’s also when the home buyers start looking again.  

.

In red below the active listings only when up 2.  This would be considered very low. 

 

In green, the DOM has gone down.  This shows that buyers are ready and looking.  It also is because the active listings are so low. 

.

Of the homes currently pending or under contract, 60% had more than one offer.  This number is the same looking back one month.

.

Of the homes that sold in March, 72% had more than one offer.  That is up from 68% in February. 

.

Looking back at last year’s home sales in March, 75% had more than one offer.

.

Comparing the list price to the sales price, highlighted in yellow.  Homes in March sold for about $17k over list price.  This is because of the multiple offers currently happening.

With interest rates rising.  The housing market will start to slow down.

Active listings in Antelope are extremely low. 10 in January and 16 in February (in green below). These numbers should start to increase as we head into the prime housing market time.

Only 28 homes in Antelope sold in February. Looking back at January which had 40 sold. These numbers are in blue below.

.

Of the homes pending in February, 88% had more than one offer. In January the pending were 79%.

.

The homes that sold in February, 79% had multiple offers. In January 60% of the sold homes had more than one offer.

.

Looking back at last year’s offers. In February last year the sold homes had 71% had more than one offer. In January last year the sold properties had 73% with more than one offer.

.

Antelope home prices are up 11%. This is comparing February sold this year to February last year.

.

If you are thinking about purchasing a home. Remember interest rates are on the rise. Making your monthly payment higher.

.

Don’t what to purchase a home thinking you will get a better deal if housing prices drop. Even if the home prices drop some you could have a larger monthly payment with a higher interest rate.

.

An example would be. Say you have a 30-year loan for $500k with a 3% interest rate. Your monthly mortgage payment would be about $2108.

.

Say you wait and the housing market drops some. Say to $450k but now the interest rates are at 4%. Your monthly mortgage payment would be about $2148.

.

Forty dollars a month more at 30 years comes out to $14,400 more paid in interest.

.

Zillow has many homes on the market currently. Most are well overpriced. These can make a great target for buyers providing you have a plan. Deals are still out there.

For those that don’t know Zillow overpaid for home purchases and lost millions of dollars. So much so that Zillow shut down that portion of their business.

In February homes sold for about $15k over list price. When comparing January sales price to February sales prices are down slightly.

This is the time of year when active listings (inventory) increase. It went from 33 in January to 44 👆 in February (in green). This is normal and should continue to increase.

In pink is the median active listings price for a home. Notice the increase from January to February. Some home sellers are overpricing their homes. Homebuyers should be careful.

You don’t want to overpay for a home. It can take years to get the equity back.

Of the homes that are currently pending 60% received multiple offers. Of the homes that sold in February, 68% had more than one offer.

The median housing 🏡 market data is showing some normal trends. In green, the active listings are increasing 👆. This is normal for this time of year. It should continue to increase.

In red, the January home sales are less than the list price. The 3 best months to purchase 💰 a home are November, December, and January. Fewer homebuyers but less active listings (inventory) as well.

.

February is usually when the housing market starts to pick up again. In blue are February sold properties. They sold for over-list again.

.

Interesting numbers here in the multiple offers. Looking at the sold properties in January and February. Of the homes that closed in January, 63% had more than one offer. In February that went up to 82%.

.

Last year January's homes sales had 69% with more than one offer. February had 85% with more than one offer.

.

Carmichael’s home prices have increased 5%. This is comparing February this year to February last year.

.

Over the last 4- or 5-months home prices have been flat in Carmichael. That is interesting with all the multiple offers going on.

In most areas around Sacramento the active listings 🏡 have started to increase. That is normal this time of year. Buyers start to come back out to search for homes. Sellers start to put their homes on the market

Active listings in zip code 95758 have decreased. This is in green. I expect this to start and rise shortly. The best time to sell is between March 1st and the end of June.

Home prices continue to rise all around Sacramento. The zip code 95758 is on fire 🔥. In January home sold for about $30k above the list price. February is about the same.

Multiple offers are what drive these massive housing increases. Of the homes that sold in January, 73% had more than one offer. February was up at 89% with more than one offer. This can be caused by a lack of active listings (inventory). More home buyers than sellers.

Looking back at last year’s sold homes with multiple offers. In January 89% had more than one offer. February was at 70%.

Home prices in the zip code of 95758 in Elk Grove have risen 28%. This is comparing February sold this year to February’s sold last year.

This time of year, the active listings or inventory starts to increase. It has started to increase now in green. As we head towards April the housing market should pick up some steam.

In February the was a large increase in the pending numbers compared to January. This is a sign that the housing market is starting to hear up again.

All the numbers in the List price are much higher 👆 in February compared to January. This is in bright pink.

The numbers seem to show that homes sold for more in February than in January. These numbers are in red under the sale price.

.

Roseville home prices are up 15% when comparing February this year to February last year.

.

Another sign that the housing market is starting to pick back up is the multiple offers. Of the homes currently pending 60% had more than one offers in Roseville. In January the homes pending had 51% with more than one offer.

Of the homes that sold in February, 63% had more than one offer. In January 56% had more than one offer.

Last February 68% of the homes that sold had more than one offer.

If you are thinking about purchasing a home. Remember interest rates are on the rise. Making your monthly payment higher.

.

Don’t what to purchase a home thinking you will get a better deal if housing prices drop. Even if the home prices drop some you could have a larger monthly payment with a higher interest rate.

.

An example would be. Say you have a 30-year loan for $500k with a 3% interest rate. Your monthly mortgage payment would be about $2108.

.

Say you wait and the housing market drops some. Say to $450k but now the interest rates are at 4%. Your monthly mortgage payment would be about $2148.

.

Forty dollars a month more at 30 years comes out to $14,400 more paid in interest.

.

Zillow has many homes on the market currently. Most are well overpriced. These can make a great target for buyers providing you have a plan. Deals are still out there.

.

For those that don’t know Zillow overpaid for home purchases and lost millions of dollars. So much so that Zillow shut down that portion of their business.

Comparing January home sales this year to January last year.  Antelope Home Prices are up 18%.  Now let’s look at why and how this happening. 

 

Looking at the median housing market data. In red below the active listings continues to drop some. January only has 34 homes currently on the market.

Comparing the list price to the sold price in blue below, look at the gap between the numbers. In January homes are selling about 25k above asking. This is usually being caused by multiple offers.

November had homes selling for about 5k above list price. December had homes sales about 12k over list price.

This does not mean all homes are selling for 25k over the list in January. This means the average is selling for 25k above the list. Some are selling for quite a bit over that while others are selling for below list price.

Looking at last year's home sales, homes sold for above list price as well. Around 5k above the list price is shown in green.

Of the homes pending in January, 61% had more than one offer. Of the homes that sold in January, 70% had more than one offer. Looking back at January 2021, 70% had more than one offer.

With this many multiple offers going it will drive housing prices higher. There is more demand than inventory.

Looking ahead in the housing market. Feds have talked about raising interest rates. This will defiantly affect the housing market.

 

Also, at some point, the foreclosures will be starting to increase. Remember they have been on hold because of Covid 19. Not sure how the different lenders will be handling this wave that will be coming.

Using the average housing market data. In red in the month of January, the list price is smaller than the original price. This means more home 🏡 sellers had to drop their prices.

From looking at the numbers. We can determine that some home sellers are overpricing their homes. This could be a single house with a large price drop or multiple homes with drops.

Of the homes pending in January in green below the difference is much closer. Also, notice that the DOM (days on market) is much lower. These home sellers priced their homes correctly from the start.

 

Looking at the homes that sold in January. The difference is smaller as well. Again, the DOM is smaller meaning the homes sold quickly.

 

Going back to January last year the difference again is small. The DOM is close as well.

 

Over-pricing your home can cost you money in the end. This is very important! The longer the home stays on the market to more red flags go up. Especially in this hot 🔥 housing market.

Median Housing Market Data

 

The housing market is normally like December in January. It’s a slower month.

Looking at the numbers it would signal, a slower month. In red below the active listing, activity is still very slow.

 

When looking at the sales in blue below. Many homes are still selling for over the list price. This usually means multiple offers are higher. Looking back at December notice that home sales were below the list price.

 

Of the homes pending in January, 51% had more than one offer. Of the homes that sold in January, 56% had more than one offer. Compare that to the homes that sold last year in January. 60% had more than one offer.

 

Home prices in Roseville are up 14%.  This is comparing January homes sales this year to January last year. 

 

Looking at the last 5 months of home sales.  Home prices are down some.  The housing market has seemed to have leveled off. 

 

Looking ahead in the housing market. Feds have talked about raising interest rates. This will defiantly affect the housing market.

Again, this time of year is almost always slower.  With the active listings down and fewer home buyers looking this time of year.

 

In red the original price and the list price show how much home sellers have had to drop their prices.  This is because the home is sitting on the market, or they priced it higher at the beginning. 

 

In January the gap is not as large.  This can be caused by homes going off the market because of the holidays.  This will also affect the DOM (days on market).  Which dropped as well.

Rocklin Housing Market Data as of February 5th, 2022

Rocklin Housing Market Data for January 2022

 

Median Housing Market Data

 

Rocklin housing prices are up 25%.  That’s comparing January home sales this year to January Last year. 

 

From July to November Rocklin home prices flattened out.  However, in December and January, there seems to be an uptick in the housing prices again. 

 

Inventory in Rocklin is low.  In blue below Rocklin only has 33 active listings.  This time of year, it’s normal for inventory to be lower.  More inventory should be coming on the market soon.

 

This also could be what is keeping the multiple offers higher in Rocklin.  Of the homes that are currently pending 55% have more than one offer.  Of the homes that sold in January, 60% had more than one offer. 

 

Last year 54% of the homes that sold in January of 2021 had more than one offer.

 

In red below the home selling price is still higher than the list price.  This is great if you’re the seller.  Not so much if you are a home buyer.

One statistic that is good to look at is the original price compared to the list price. The original price is the price of the home when it first came on the market. The list price is the current price or the price when it went pending.

December is a month that many sellers will cancel their listing if it's still on the market. This does affect the statics when that happens. But with so few this may not have happened.

In red below notice the difference in home prices. The original price is much higher than the list price. Meaning many sellers dropped their price to sell their home.

Using the average housing market data Rocklin home prices are up 25%. This is comparing January home sales this year to January home sales last year.
