Rocklin Housing Market Data for March 2022

Median Housing Market Data

.

March is when the real estate market starts to take off.  The best time to think about selling a home.  The best time to sell a home is between March through July 15th or so.

.

March is when home sellers will start to list the homes.  This means more homes start coming on the market.  It’s also when the home buyers start looking again.

.

In red below the active listings only when up 2.  This would be considered very low.

In green, the DOM has gone down.  This shows that buyers are ready and looking.  It also is because the active listings are so low.

.

Of the homes currently pending or under contract, 60% had more than one offer.  This number is the same looking back one month.

.

Of the homes that sold in March, 72% had more than one offer.  That is up from 68% in February.

.

Looking back at last year’s home sales in March, 75% had more than one offer.

.

Comparing the list price to the sales price, highlighted in yellow.  Homes in March sold for about $17k over list price.  This is because of the multiple offers currently happening.

.

With interest rates rising.  The housing market will start to slow down.

.

If you are thinking about selling right now is the time.  You want top dollar!  Here is a helpful list of do’s and don’t when selling a home.

Average Housing Market Data

.

Highlighted in yellow below is the average selling price in March.  Looking at all the numbers across.  The original price is almost the same as the list price.  This means that very few if any home sellers had to drop the price to sell their homes.

.

The homes that are currently pending are highlighted in green.  The original price is higher than the list price.  This indicates that more sellers had to drop their prices to get their homes sold.

.

Of the current active listings, the list price is higher than the original price.

.

Looking from active down the list to sold.  Notice the prices get lower.  This is normal but more of the smaller or less expensive homes are selling.

.

Many home buyers will make at least one of these mistakes when buying a home.  Don’t let that be you!!!

Looking at the last 6 months of homes sales.  And comparing them to the sale last 6 months last year.  These numbers show that the housing market is slower over the holidays.

.

Looking at January and February numbers.  Both are not rising.  They are flat.  This is the same last year as this year.

.

In March notice the spike.  This would indicate the start of the housing market taking off.
