We understand that each person and family can have very unique needs which is why we listen to you and put a plan together that fits your needs.  This will help you in achieving your goals and finding and getting your dream home.  Our customers tell us they love our process which helps uncover wants vs. needs and within a defined time frame, budget, etc.  

Our Process:

1. Beginning the process:  We will go over your questionnaire to help uncover what you are looking for.   This will help uncover your wants, needs, budget , areas preferred, features and life still questions.
2. Pre approval:  You can pick your own mortgage broker, bank, or financing source.  We need to know how much you're approved for and how much you're comfortable with paying every month.   This will determine the type of budget and property we can target. We will need to work closely with your lender during your home search process.   If you don't have a lender, we can recommend a few for you!
3. Home Search:  We will set you up on a home search that will send you new or updated listings that match your criteria.  You only receive those homes that match your criteria.  This way you will only get the homes you want to see which is the benefit of this special software.  You will save you valuable time, and you will not be bombarded  with too many homes to swift through which will save you time.  We can refine your search if you are receiving too many homes in your price range which is the benefit of the special software we have.  This way you only get the best of the best homes!
4. Looking at homes:  When you’re ready or you find the perfect home we will schedule a showing.  It’s best to look at 2 to 6 homes to get a true idea of what you like or don’t like.  We will schedule the showing at a time that will work best for you to view these homes.  We then go home shopping!
5. You found your dream home!  Once you find your dream home, we then prepare to make an offer.  We as your real estate team do our research to ensure the home is worth what they're asking by preparing a comparative market evaluation.  We also call the listing agent to find out information about the property that will help us in making an offer.  We will stay in touch with the listing agent to ensure they know you are interested and we will report back to you with our findings.
6. Inspections:  This is where having good inspectors is key.  We recommend having a whole house inspection and pest inspection to make sure the home is in good condition and there is no unknown surprises waiting for you after you move in.  We ensure that we know everything there is to know about the home, and figure out potential problems or areas so we can address them in a counter offer if needed.  
7. Subject removal:  Once you're bank has given you the final approval, sometimes there's an appraisal that is done by a bank approved appraisal, and once you've approved the house inspection, then we can go ahead and remove subjects.
8. Time to move utilities and plan your move:  We have a check list of things you can do to prepare for the big deal including a list of approved vendors for the big move.
9. You are in your new home.  If you want to through a house warming party, we help plan it, and we'll help cater it too.  This is optional.  Ask us for more details.
