Median Housing Market Data

Carmichael's housing prices are up 👆 13% when comparing it to last April’s home sales. With interest rates rising the housing market will slow down.

.

When the real estate market begins to slow down. The first signs to look for as the housing market begins to slow are. 1 - DOM will increase, 2 - Multiple offers should decrease, and 3 - housing prices will start to level off.

.

The reason I say multiple offers should decrease. The first-time homebuyers are being priced out with higher interest rates. The home buyers that we're looking at 600k homes are now looking at a 500k home. So the lower-priced homes may still receive more than one offer for now.

.

As of now, there are no signs of the housing market slowing down. However, if you are thinking about selling you should do it right away.

.

We are heading into the peak housing market season. It’s normal for the active listings (inventory) to increase. Highlighted in green below are the active listings. As of May, there are 53 active listings in Carmichael. Last month it was at 40.

.

Looking that the multiple offers. Of the homes pending in April, 67% had more than one offer. In March the pending’s were at 76%. So a small drop. Not sure if this is associated with housing a market yet.

.

Of the homes that sold in April, 80% had more than one offer. In March the sold had 84% with more than one offer. Last year the April homes that sold 71% had more than one offer.

.

With a $500k loan for 30 years at 3%, the payment would be about $2,108.

.

That same data but a 5% interest rate put the monthly payment at about $2,684.

.

Average Housing Market Data

When looking at the average housing market data it’s good to compare the original price and the list price. This tells us what homeowners are having to do. Price drops are never good. Price increases may be good.

.

Highlighted in blue below the list price is lower than the original price. This means that home sellers have had to drop their prices to get the home sold. The active listings have had some significant price drops.

.

In green below are April sold. Notice that the list price is higher than the original price. Two things can cause this. The seller increased the price after listings. Or the agent increased the price because they received a really good offer. This is fishing for higher offers. It does work well but depends on the circumstances.

First, Rocklin home prices are up 17% from April of last year.

.

This is the time of year when the housing market normally heats up.  More homes come on the market, and home buyers start looking.

.

Looking at the inventory (active listings) highlighted in green below.  There was a large increase in active listings. Again, this is normal.

.

This will be the start of the housing market starting to cool down. With rising interest rates, I expect the DOM to start to increase.  Multiple offers to start to decrease along with home prices.

.

In April, 55% of the homes that were pending had more than one offer. Last month March’s pending were at 60% with more than one offer. The drop in multiple offers will show first in the pendings.

.

Of the homes sold in April, 72% had more than one offer. In March, 72% of the sold also had more than one offer. Last year in April, the homes that sold 75% had more than one offer.  Slight drop from the previous year.

.

Higher interest rates mean higher monthly payments for homebuyers. So, the home buyer that could afford a $2,500 monthly payment.  Now must drop their home shopping price to keep the payment at that amount.

.

Remember, some people are approved for more. But have their home search set lower because they are more comfortable with a lower payment.  So, if your home is priced higher than their search, they will never see your home.  They still may want your home and go above their comfort zone.

.

As the housing market starts to change, it’s important to not overprice your home.  There are many numbers to look at when pricing your home.  The most important thing is to get as many homebuyers through as possible.

.

When looking at the average housing market data I like to look at the original price compared to the list price. These numbers are starting to increase.  This means more home sellers are having to drop their listing prices to get their homes sold.

.

This is a bad trend. History shows that the longer the home is on the market the less the homeowner will receive for the home.

.

Of the homes that are currently active and pending the gap is about 5,000 roughly. Of the homes that sold, the gap is just about 3,500.

.

Many home buyers will make at least one of these mistakes when buying a home.  Don’t let that be you!!!

First the good news for homeowners. The Fair Oaks housing prices are up 👆 6% from April Sales of last year.

.

With rising interest rates, the housing market will be slowing down. People will not be able to afford larger homes. This means the smaller less expensive homes will be selling.

.

If you have a larger more expensive home, get it on the market ASAP 🙁 if you are thinking of selling. The feds are expected to continue to increase the interest rates every month.

.

If you are a homebuyer lets put together a plan to get you into a new home even if it’s down the road.  The plan starts now!

.

Looking at the numbers from April home sales. The active listings (inventory) are going up which is normal this time of year. That's highlighted in green below.

Highlighted in blue in March and yellow in April are the active and sold prices of homes. Notice the difference between the active and sold prices. Active is much higher than the sold. Homebuyers will be looking at less expensive homes.

.

The DOM will start to increase as well. I expect this to increase next month. Highlighted in red below are the DOM. It has already increased some but expects it to go higher. The active listings will be the first to show higher DOM with the higher interest rates.

.

I also expect the multiple offers to decrease some. The smaller, less expensive homes may see more but the higher-priced homes will see less.

.

First Citrus Heights housing prices are up 👆 14% from April of last year.

.

For the good news. Active listings (inventory) are increasing. This is normal this time of year. It went from 49 in March to 92 in April.

.

Now for a little bad news. With interest rates on the rise, the housing market will be slowing down. The month-to-month data will be where it will show up first.

.

A couple of signs that the housing market is slowing down. DOM will start to increase, and housing prices will start to drop.

.

Not a big increase but 9 DOM is up from the 4 in March. I expect this number to increase next month.

.

Rising interest rates mean higher payments for home buyers. So now the home buyers that could afford a 600k home can now only afford a 500k home. In red below notice the price drop in sales.

.

This is a sign that people are buying lesser expensive homes. Simply because that’s what they can afford with higher interest.

.

Of the homes pending in April, 66% had more than one offer. In March the pending was at 67%. Not a big drop but I believe this will continue to drop over the next few months. Pending will be the first to change because those are the most current home effect by interest rates.

.

Of the homes that sold in April, 84% had more than one offer. In March, 78% had more than one offer. April of last year 82% had more than one offer.

.

If you are thinking of selling or buying soon, you should act right away. As the feds just increased the interest rates another .50% base points today. They are saying they will be raising the rates every month.

.

The Roseville housing market is taking off. The best time to sell a home is from April 1st until July 1st.

.

Roseville housing prices are up 👆 16% from last year.

.

Highlighted in green below are the active listings (inventory). You can see how they have increased over the last few months. This is normal.

.

I do expect the housing market to slow down with the rise in interest rates. Higher interest means a higher monthly payment. Those home buyers that could afford a 600k home are now going to start looking at lesser-priced homes. I expect the DOM to start to increase and multiple offers to decline as well.

.

The DOM in red below is starting to up but not much yet.

.

Another first sign of a declining housing market will be the multiple offers. You will first see this in the active pending’s.

.

The active pendings in April was 56% and in March it was at 60%. I expect this number to be much lower in May.

.

Of the homes that sold in April, 72% had more than one offer. Last month that number was 73%.

Last year 82% had more than one offer.

Using the median housing market data Fair Oaks housing prices are up 1%.  This is comparing March home sales this year to March last year.

This time of year, the housing market starts to pick up.  More homes come on the market, and buyers start looking again.

.

In green below, each month's inventory (active listings) is going up.  This is the sign of a normal housing market.

.

The closed sales have also begun to rise.  This is in yellow below.  It went from 37 in February to 59 in March.

.

Looking at the closed sales in March in red.  There was a larger gap between list price and sales price.  $25k above list price.

.

Remember not all home sales in March received $25k over the list.  Some sold   

.

Of the homes that are currently pending, 71% have more than one offer.  Last month 57% had more than one offer.

.

Of the homes sold in March, 66% had more than one offer.  In February, 73% had more than one offer.

.

Last year in March, the multiple offers were the same as March this year, 66%.

.

Using the average housing market data Fair Oaks housing prices are up 12% from March of last year.

In this kind of housing market condition, a home buyer must be very careful.  Your offer must be smart, or it could take you years to get the equity back.

.

Have an agent who can tell you honestly what the home is worth, including the repairs.  So, you know where you stand before making an offer.

.

Don’t get caught up in the bidding war.

.

Over the last 4- or 5-months, home prices have been flat in Fair Oaks.  That is interesting with all the multiple offers going on.

.

While the housing market is on fire 🔥 right now.  About 40% of the homes are selling for asking or below.  This depends on the area of course.  But You don’t have to overpay for a home!

.

If you are purchasing a home soon.  Remember, interest rates are on the rise.  Making your monthly payment higher.

.

Don’t what to purchase a home thinking you will get a better deal if housing prices drop.  Even if the home prices drop some you could have a larger monthly payment with a higher interest rate.

.

An example would be.  Say you have a 30-year loan for $500k with a 3% interest rate.  Your monthly mortgage payment would be about $2108.

.

Say you wait, and the housing market drops some.  Say to $450k, but now the interest rates are at 4%.  Your monthly mortgage payment would be about $2148.

.

Forty dollars a month more at 30 years comes out to $14,400.

 

.

This neighborhood is still on fire 🔥.  Housing prices over the last 6 months have risen 22%.  This is comparing the last 6 months this year to the same time last year.

With rising interest rates, the housing market does seem to be slowing down some.  Last year 85% of the homes sold had more than one offer in the neighborhood.  This year it dropped to 👇 58%.

.

Last year homes averaged about $28k above list price.  This year it dropped to about $15k.

.

The housing market in Antelope is on Fire 🔥 right now. Housing prices in Antelope are up 27%. That’s comparing March sales this year to March last year.

.

Of the homes that sold in March, 88% had more than one offer. Looking back at March last year, 83% had more than one offer.

.

Of the homes currently pending, 81% have more than one offer. That’s down a little compared to last month. Last month’s pending’s had 88% with more than offer.

.

In a housing market like we are in the multiple offers are what is driving the housing prices higher.

.

The housing market seems to move normally. In green below are the active listings (or inventory), which are increasing. This is normal as we head into the best part of the housing market season.

.

In March there was a large increase in price in the active listings compared to the previous months. There was also a large increase in the sold homes prices. Homes sold for an average of about $22k above the list price.

.

With interest rates rising. The housing market will start to slow down.

Looking at the gap between the original price of the home and the list price can give you some guidance. Looking at the active listings highlighted in yellow. The list price is less than the original price. This means some homeowners have had to drop their prices to get their homes sold.

The pending has in increase. Some homeowners have still had to drop their prices here. But the price increase was much higher. Some Realtors will increase the price of the home when they receive an offer.

In blue below are the home selling price. There was a small price drop among some homeowners.

The reason this is being brought up is the homeowners that dropped their price. Will most likely will end up with less in the end. Pricing too high can cost you thousands in the end.

If you are purchasing a home soon. Remember interest rates are on the rise. Making your monthly payment higher.

Don’t what to purchase a home thinking you will get a better deal if housing prices drop. Even if the home prices drop you could have a larger monthly payment with a higher interest rate.

.

An example would be. Say you have a 30-year loan for $500k with a 3% interest rate. Your monthly mortgage payment would be about $2108.

.

Say you wait and the housing market drops some. Say to $450k but now the interest rates are at 4%. Your monthly mortgage payment would be about $2148.

.

Forty dollars a month more at 30 years comes out to $14,400.

.

Many home buyers will make at least one of these mistakes when buying a home. Don’t let that be you!!!

Housing prices have increased in Carmichael. Housing prices are up 8% when comparing March sales this year to March of last year. There is a large housing price increase from February to March highlighted in green.

In red, the DOM currently is at 11 for the active listings. This is a little higher than other areas around Sacramento. But one home sitting on the market can alter this number.

.

In January the DOM for active listings was 29. That is normal coming out of the holidays and the slower housing market season.

.

Of the homes currently pending, 76% have multiple offers. In February, the pending homes were at 71%. Looking at the number of pending homes highlighted in yellow. February had 41, and in March it jumped up to 72.

.

Normally this time of year the active listings (inventory) should increase. Highlighted in blue there was a jump in inventory. It normally will increase in March as well.

.

With interest rates rising. The housing market will start to slow down.

March is about the time every year when the housing market starts to pick up again. The holidays are almost always slower and as we head towards March it picks up.

In red and blue below shows this to be true. The active listings have increased each month. While going up only 1 from February to March is not a good number.

In blue, the number is home sales have increased each month. Driving the prices up is the low inventory or active listings. Like anything when there is little supply and large demand prices increase.

With more home buyers inventory prices will increase at a much more rapid rate.

.

The homes sale price highlighted in yellow has increased each month. Citrus Heights home prices have increased 9% from January to March.

.

Of the homes currently pending, 67% had more than one offer. Last month 69% had more than one offer.

.

Of the homes that sold in March, 78% had more than one offer. Last year in March, 73% had more than one offer. The multiple offers are what is driving the housing prices higher.

Citrus Heights home prices are up 22% from March of last year.
