Roseville’s Housing Market Conditions for July 2022

Median Housing Market Data

Roseville housing prices are up 👆 6%.  This is comparing June home sales this year to June last year.  Looking at the last few months, home prices are up slightly.  This housing market is cooling off 💦🔥.

.

Now, look at what is happening in the housing market.  Remember we are in the prime housing market season.  Any changes in the housing market will appear first in the active listings and pending within the current month.

.

Some of the key housing market data are active listings (inventory), DOM (days on market), and multiple offers.  First, let's look at active inventory.  This is highlighted in green below.  It has continued to increase, which is normal this time of year.  But it can also happen because fewer homes are being sold.

.

Now, look at the DOM.  This is highlighted in blue below.  The DOM has increased.  This can be normal as well with more active listings.  And fewer homebuyers.  The increase in DOM started about the same time as the interest rates began to increase substantially.  With the increased interest rates, many homebuyers can’t afford the monthly payments.  The homebuyers are either not looking anymore or looking at lower-priced homes.

The multiple offers give us more information.  In April the pending homes had 56% with more than one offer.  In May that number decreased to 44%.  In June it decreased even more to 37%.

.

The multiple offers on the homes that sold in June were 50%.  In June of last year, the home sales with more than one offer were at 72%.

.

The housing market has changed, and it’s important to stay ahead.  If you are selling, DON’T GET TOO AGGRESSIVE.  If you are buying a home DON’T OVERBID.

Using the average housing market data for Roseville.  Home prices are up 6%.  This again is comparing June home sales this year to June last year.

Let’s look at the housing market data that shows some home sellers are not pricing their homes correctly.  And how it’s currently hurting them.  Looking at the housing market data below.

.

Of the homes that have sold over the last few months (highlighted in green below).  Not the difference between the original price and the list price.  The original price is when the home first comes on the market.  The list price was the price when it went under contract.  The numbers are close except for May.  That could have been a few homeowners dropping their price because they have been on the market for a while.

.

Also, look at the DOM of the sold homes compared to the active listings.  Big difference.

.

Now, look at the active listings highlighted in blue.  The difference between the original price and the list price is much greater.

.

Here are a couple of graphs that show the importance of correct pricing.

First, the housing prices in Elk Grove within the zip code of 95758 are up 👆 15%.  This is comparing June home sales this year to June last year.  Looking back at the last few months, the home sales have been flat.

.

Now, look at what is happening in the housing market.  Remember, we are in the prime housing market season.  Any changes in the housing market will appear first in the active listings and pending within the current month.

.

Some of the key housing market data are active listings (inventory), DOM (days on the market), and multiple offers.  First, let's look at active inventory.  This is highlighted in blue below.  It has continued to increase, which is normal this time of year.  But it can also happen because of fewer homebuyers.

.

Now let’s look at DOM.  This is highlighted in green below.  There is a large increase from April to May.  This is when the interest rates began to increase substantially.  With the increased interest rates, many homebuyers can’t afford the monthly payments now.  The homebuyers are either not looking anymore or looking at lower-priced homes.

.

Looking at the multiple offers now.  In April the pending homes were at 73% with more than one offer.  In May that number dropped to 69%.  In June it dropped to 47%.  This can be affected by more inventory and fewer homebuyers.

The housing market has changed and it’s important to stay ahead.  If you are selling, DON’T GET TOO AGGRESSIVE.  If you are buying a home, DON’T OVERBID.

Using the average housing market data below.  Elk Grove home prices are up 👆 16% in the zip code of 95758.

The most attention your home will receive is in the first 14 days.  If you overprice your home, the homebuyers will not look or even see your home.  You are also letting homebuyers know that they can haggle you more.  Why?  Because they now not that many homebuyers are looking at your home.  Looking at the home sales in June (in red).  The original price and the list price are close.  The list price is higher which means some home sellers increase their home prices.

Highlighted in blue below are the active listings.  Look at April, May, and June.  Notice that the DOM and the price drops follow each other.  This shows how important it is to list your home at the correct price.  The homes priced correctly are selling and the homes overpriced are not.

Home Selling Price Compared to Original List Price in Sacramento Region

"You don't have to offer above the list price." It's good to hear stuff like that. There are still quite a few homes selling above the list price in Sacramento, but the average in June so far is just below the list price (see dotted line). Sharp change, but the trend is still above normal. Any thoughts?

Average Amount Home Buyers are Paying Above List Price

In May, buyers on average in the Sacramento region paid about $18K ABOVE the asking price. These past two years have been so lopsided since buyers should have been paying about $6K BELOW the asking price in May. The market temperature is cooling, but the stats are still elevated. Any thoughts?

With the feds raising rates, the housing market is changing.  We are now in a different housing market.  If you are selling, you can’t overprice your home.  It will sit much longer and most likely will sell for less.

.

The feds are expected to continue to increase the federal funds rate.  Housing prices may very well start to decline soon.  If we go into a housing market decline, you will want to price your home less than homes similar to yours.

.

NOTE: I have excluded the condos and townhomes from these numbers this month.  I feel it will give us more true numbers.  How does this change the numbers?  Generally, condos and townhomes are smaller and priced lower.  So removing them will affect the total numbers and increase the home prices slightly.  Of all the single-family residential, condos, and townhomes, there are 55 pending.  So, this excluded 10 condos and townhomes from the data.

.

With homebuyers being priced out of the housing market.  The lower-priced homes and condos will be more favorable to homebuyers.

.

HOME SELLERS STRATEGY: If you have a smaller home or condo, you can price your home a little more aggressively.  Middle to larger homes will need to be more careful about how they price their home.  The homebuyers are now looking at lesser-priced homes.  REMEMBER; rising interest rates mean higher monthly payments for the homebuyer!!!

Fair Oaks housing prices are up 👆 2% comparing May home sales this year to May last year.

.

The DOM would increase in a slowing housing market.  First, though, Fair Oaks homes have sat on the market longer than most other areas in Sacramento.  In May, the Active listings (inventory) have been on the market for 16 days.  In March, it was 14 Days, and in April was 17 days.

.

The other sign of a slowing housing market would be fewer multiple offers.  This would show up first in the homes that are currently pending.  Of the homes currently pending, 58% have more than one offer.  In April, the pending was 72%.  So down 👇 significantly.

May, June, and July are the hottest months for the housing market.  The active listings continue to rise.  Highlighted in green below.  This is normal this time of year.

Some of the signs of a slowing housing market are now showing up.  The DOM is continuing to 👆 rise.  This is highlighted in blue below.  The other is multiple offers.

.

Of the homes currently pending, 44% have more than one offer.  Last month the pending’s were at 56%.  Again, showing signs of a changing housing market.

.

As we continue into the changing housing market, we will start to see housing prices level off.  This will show more in a month or two.

NOTE: I have excluded the condos and townhomes from these numbers this month. I feel it will give us more true numbers. The pending changed from 78 to 71. That means 7 condos and townhomes sold that are not in the current numbers.

With homebuyers being priced out of the housing market. The lower-priced homes and condos will be more favorable.

HOME SELLERS STRATEGY: If you have a smaller home or condo, you can price your home a little higher. The homebuyers are now looking at those homes. REMEMBER; rising interest rates mean higher monthly payments for the homebuyer!!!

First for the good news. Carmichael housing prices are up 👆 16%. This is comparing May sales this year to May last year.

.

Active listings (inventory) have increased. This is normal this time of year. The DOM has increased as well. This will continue to rise because of the interest rates.

.

Expect the multiple offers to start to decline.

.

Of the homes currently pending 61% have more than one offer. In April the pending’s were higher at 67%.

.

Of the homes that sold in May, 75% had more than one offer. In April the sold homes with more than one offer were 80%.

.

Housing prices are up 👆 20% in Zip code 95758 in Elk Grove from April of last year.  Elk Grove’s housing market is still on fire 🔥.

.

As we head into the prime housing market season, everything appears to still be very hot. The active listings (inventory) are up, which is normal. Active listings trend up from February until around September. This is highlighted in green below.

.

With rising interest rates, I expect the housing market to cool off moving forward. You will first start to notice this in a few places. One will be DOM will start to increase. Housing prices will start to equal out or be flat. And last, the Multiple offers will begin to trend down in the pending homes first.

.

Looking at the DOM, which is up some. Last year it was 6, and now it’s at 9, in red below. It’s also trending up a little from month to month.

.

The multiple offers in this zip code are still really high. The pending in April is at 73% with more than one offer. The pending in March was 75%. The multiple offers will start to decline in the pending homes moving forward.

.

Of the homes that sold in April, 74% had more than one offer. Of the homes that sold in March, 82% had more than one offer. Last year the April homes that sold were 74% with more than one offer. With more active listings, it’s normal for the multiple offers to drop.

.

With interest rates on the rise, the housing market will be slowing down. The month-to-month data will be where it will show up first.

.

If you are thinking of selling or buying soon, you should act right away. As the feds just increased the interest rates, another .50% base points today. They are saying they will be raising the rates every month.

.

Average Housing Market Data

The average housing market data I don’t feel is as accurate as the median housing market data. One stat that is nice to look at is the original price compared to the list price. This tells us if homeowners have had to drop their prices to get their homes sold.

.

Highlighted in green below notice that the list price is higher than the original price. This is unusual. This happens when an agent increases the price. Most of the time it's because they received a good offer and are trying to get a higher offer. This can be a good strategy to increase the selling price. Not all agents will do this.

.

Highlighted in blue below the list price is lower than the original price. This is because homeowners usually have to drop their prices to get a home sold. In most cases pricing your home high and then dropping the price will hurt in the end. Less money in your wallet.

.

Many home buyers will make at least one of these mistakes when buying a home. Don’t let that be you!!!

With the feds raising rates the housing market is changing. We are now in a different housing market. If you are selling you can’t overprice your home, or it will sit much longer and most likely will sell for less.

.

The feds are expected to continue to increase the federal funds rate. The housing market may very well start to decline. If this happens you will want to price your house under other home sellers with a similar home.

.

NOTE: I have excluded the condos and townhomes from these numbers this month. I feel it will give us more true numbers. The pending changed from 119 to 101. That means 18 condos and townhomes sold that are not in the current numbers.

.

Of the homes that sold, 110 sold while 86 homes and duplexes sold. That means that 24 condos and townhomes sold. Notice the increase in condo sales as the interest rates increase. With homebuyers being priced out of the housing market. The lower-priced homes and condo’s will be more favorable.

.

HOME SELLERS STRATEGY: If you have a smaller home or condo, you can price your home a little higher. The homebuyers are now looking at those homes. REMEMBER; rising interest rates mean higher monthly payments for the homebuyer!!!

.

First for the good news. Citrus Heights housing prices are up 👆 16%. This is comparing May sales this year to May last year.

.

For the last few months, the Citrus Heights housing market has been flat.

.

With the housing market changing the first signs will be in the DOM and Multiple offers. The multiple offers will first show up in the homes currently pending. The DOM will start to increase. This is because there are not as many home buyers. Now the home buyers that are still shopping have choices. The Multiple offers will start to drop which will affect the housing prices.

.

In the DOM in red, it has increased each month. This first sign of a changing housing market.

.

Now let’s look at the multiple offers. The homes that had more than one offer in April were 66%. The home currently pending is 51%. So this is a 👇 drop.

.

Of the homes that sold in May, 73% had more than one offer. 84% of the homes that sold in April had more than one offer. Last year in May 70% of the homes that sold had more than one offer.

.

Something a little alarming is that the homeowners continue to increase the price of their homes when listing. This is highlighted in blue below. Notice the increase each month. The concerning thing here. The housing market is changing. Yet the homeowners continue to price their homes higher.

.

This can cost the homeowner at closing. The best strategy in this type of housing market. Price your home at or below the homes with your square footage and bedrooms. This way you will be seen by all homebuyers. You don’t price your home high!  NOT small homes or condos!!!  You are still on FIRE 🔥 !!!

.

The active listings (inventory) will be the first to see a change in the housing market conditions. Highlighted in the blue notice is the difference from April to May. Compare the original price to the list price in both months.

The number that stands out is the difference from the original price to the list price. This means that several home sellers have had to drop their prices to sell their homes. A huge sign of a changing market.

For the first time, I didn’t include condominiums or townhomes in the statistics. It should not affect the numbers much. More so in the average than the median statistics.

We are currently at the peak of the housing market season. This time of year the active listings (inventory) are at the highest levels. The active listings stay that way until July.

.

Highlighted in green are the active listings. It’s normal for them to increase these months. However, notice that in May the active listings did not increase. 68 without condominiums and townhomes and 70 including them. Now that interest rates are higher homeowners may not want to sell now.

.

The DOM in a changing market will increase. It has started to increase (highlighted in blue) and I expect it to continue to increase some.

.

With this changing housing market, the active listings will flatten out. They will not be increasing each month. In red below you can see that the prices are flattening out some.

.

In this changing housing market, I also expect the multiple offers to decrease. This will be noticed first in the homes that are pending. Of the homes currently pending in Rocklin, 49% had more than one offer. Last month the pending’s were at 55%. So, they are coming down.

.

Rocklin’s housing prices have increased 9% when comparing May home sales this year to May of last year.

.

If you are a homebuyer, you must take the changing market into consideration. This could save you thousands of dollars.

.

Looking at the average housing market data. The active listings, highlighted in blue, show an important statistic. Look at the difference between the original and list prices. Many more home sellers are having to drop their home prices to sell their homes now. A sign of the housing market changing.

Looking at the sold homes highlighted in green, those numbers are not as significant. Remember, these deals started before the interest rates increased to today's rates.

Home sellers also had more price drops of the homes pending. Again, the difference between the original and list prices is greater.
