The housing market in Antelope is on Fire 🔥 right now. Housing prices in Antelope are up 27%. That’s comparing March sales this year to March last year.

Of the homes that sold in March, 88% had more than one offer. Looking back at March last year, 83% had more than one offer.

Of the homes currently pending, 81% have more than one offer. That’s down a little compared to last month. Last month’s pending’s had 88% with more than offer.

In a housing market like we are in the multiple offers are what is driving the housing prices higher.

The housing market seems to move normally. In green below are the active listings (or inventory), which are increasing. This is normal as we head into the best part of the housing market season.

In March there was a large increase in price in the active listings compared to the previous months. There was also a large increase in the sold homes prices. Homes sold for an average of about $22k above the list price.

With interest rates rising. The housing market will start to slow down.

Using the average housing market data, home prices in Antelope are up 29%.

The pending has in increase. Some homeowners have still had to drop their prices here. But the price increase was much higher. Some Realtors will increase the price of the home when they receive an offer.

The reason this is being brought up is the homeowners that dropped their price. Will most likely will end up with less in the end. Pricing too high can cost you thousands in the end.

If you are purchasing a home soon. Remember interest rates are on the rise. Making your monthly payment higher.

Don’t what to purchase a home thinking you will get a better deal if housing prices drop. Even if the home prices drop you could have a larger monthly payment with a higher interest rate.

An example would be. Say you have a 30-year loan for $500k with a 3% interest rate. Your monthly mortgage payment would be about $2108.

Say you wait and the housing market drops some. Say to $450k but now the interest rates are at 4%. Your monthly mortgage payment would be about $2148.

Forty dollars a month more at 30 years comes out to $14,400.
