Looking at the housing number for Roseville in September a few things jump out. In July the original list price and list price are almost the same. This means that not many home sellers had to drop their prices to get the home sold. No look at August in the red. You can see that gap gets a little larger. Looking at September the gap is much larger. This means that many more home sellers had to drop their list price to sell their home. Also looking at the home’s sales price. In July it was about 24k above list price. In August it was about 20k above list price. In September it dropped about 13k above list price.
Another factor showing the slowing of the housing market is the DOM with is days on market. In July it was 19 days (in green), in August it was 22, and in September 23 days. This means homes are not selling as fast.
Of the homes currently pending 52% had multiple offers. Of the homes that closed or sold in September, 55% had multiple offers. Last year in September 57% had multiple offers. This number continues to drop saying the housing market is slowing.
Of the homes that sold in July, 73% had multiple offers. In July it dropped to 62% and in September it has dropped to 55% again saying the housing market is slowing. All of this is normal this time of year.
A factor that was driving housing prices up was low inventory. This is in blue. In July 141 active listings. In August there were 134 and September had 174. This number is unusual. It is normal this time of year to have the number of listings drop. The September increase is unusual this time of year
I don't recommend selling your home this time of year useless you absolutely have to. Your home is an investment in your quality of life. I take that seriously. I do recommend planning now for down the road. Fewer home buyers mean fewer chances for multiple offers and a lesser price on your home. In this type of housing market condition. Your home is one of you most valuable assets. I would always want you to get the most fruit from your home as possible.

Of the homes currently pending in Rocklin, 53% have multiple offers. Of the homes that sold in September, 58% had multiple offers. Looking back at the homes that sold in September of last year 54% had multiple offers.
In yellow are the active listings at the beginning of that month. In July there were 79 active listings. In August it dropped to 61 and September stayed the same at 61.
All of this is normal this time of year.
