Average housing Market Data

I don’t like using the average housing market data. A few transactions can mislead the housing market data. A couple of examples; 1) Would be if a couple of homes are on the market for 100 days or more. This would affect the DOM. 2) If a couple of homes sell for one and a half million dollars or more. This affects the sales price.

If you look at the chart below in the median housing market data you see how the numbers are different.

Median Housing Market Data

Looking at the median housing market data.  The housing market is still hot and moving quickly.  Looking at the DOM the homes selling are the homes priced correctly.  The DOM on home sales is around 6 or 7 with means it was only on the market about a week before it went pending.

This time of year, it’s normal for the housing market prices to drop some.  There are fewer buyers this time of year for a few reasons.  One is the children are already in school and most people don’t want them to change schools mid-year.  The other reason is the holidays coming up.  No one wants to move during the holidays.  Any home going pending today will close in the middle of the holiday season. 

This is a great time to buy a home.  If you are a buyer, you can extend the escrow so that you close in January.  This will help you celebrate the holidays without worrying about moving. 

Housing prices are dropping month over month.  In the last couple of months, the home prices have dropped.  In August it went from $618,000 to $615,000.  That’s a 1% drop in home sales price.  Looking at September and October.  The price went from $615,000 in September to $605,000 in October.  That’s a 2% drop in home prices.  Again, this number is normal, and a good Realtor will know this and tell you how to maneuver an offer to save you money. 

Multiple offers are staying about the same for homes that have sold.  They are around 56% in the last couple of months.  It’s normal for this number to decline this time of year.

When comparing October homes sales this year to October last year.  Home prices are up 15%

Using the have housing market data.  The sales price is about the same as the list price.  This means most homes are selling for around the asking price over the last 3 months.  A good Realtor will let you when you are submitting your offer or deciding what to offer.  This can save you thousands of dollars.

Median Housing Market Data

Using the median housing market data.  The biggest thing that stands out is in October you can see that the selling price is the same as the list price (in red).  This means that homes are sold for the asking price.  In prior months you can see that homes sold for more than the list price (in green).

Multiple offers are at 62% for October.  This number is what makes this strange.  Most of the time when you see this it means home prices should be going up.  This tells me that some homes sold for quite a bit less than the list price.  23 homes sold in October below the list price.  5 homes sold for 10% more than the list price. 

When comparing October home sales this year to October last year.  Rocklin home prices are up 20%.
