Median Housing Market Data
Looking at the median housing market data. And comparing the month over month data. The chart below shows the last 5 months. It is normal this time of year for the number of home sales and prices to drop some. Active listings will drop as well. This is all normal. In red, you can see that the housing prices are rising but much slower over the last few months. Looking at the list price compared to the sale price, you can see that in November the numbers are much closer. This means that there are not as many homes selling over the listed price. These numbers are normal this time of year.
Looking back at last year's numbers (yellow line) you can see how the DOM (Days on Market) are going down. This indicates that the housing market may be picking up. Especially during this time of year. August was about the time last year when the housing market really started to take off.
Looking back at multiple offers over the last few months. Of the homes that were pending they have dropped some. Those numbers are 58%, 51%, 52%, 46% and 50%. Those numbers go from July to November.
Now looking at the multiple offers of the homes that have sold. These numbers are 73%,62%, 55%, 57% and 52%. Again, going from August to November. Also trending down. These numbers are normal this time of year.
Now let’s look at last year’s multiple offers. They are 47%, 51%, 57%, 64% and 60%. They trended up which indicates the housing market is picking up. For this time of year, it normally trends down.
Home prices in Roseville, California are up 23%. This is comparing last November to this November. Month over month they have been flat with a small spike in November.

In red in the sale price, you can see how the prices are jumping around. In green, you can see how DOM is going up. Going from 22 in august to 23, 25, and now 32 in November. These are all normal numbers for this time of year.

Now looking at the numbers in red (this year's data). The sales price is rising about $5,000 each month until November where it goes down for the first time. Now, look at the list price in red compared to the sales price in red. Many homes are selling for the above-asking price.
Housing prices are up 20% when comparing the last 6 months of home sales this year to the same time last year.

The last 4 months of housing data below. The sales price of homes in Rocklin has been flat the last few months (in red).
Like Roseville last year DOM trends downward. This indicates the housing market is picking up. This time of year, it’s normal for this number to tend upward.
When comparing the list price to the sales price. The orange number is the list price (price when the house went pending). The red number is the house selling price. The interesting thing with these numbers. The multiple offers are 66%, 58%, 62%, and 69%. That is August to November. These numbers would indicate that home prices would be selling for much more than the list price. However, looking at these numbers they don’t indicate more than one offer scenario. That could mean one of two things. Either homes are priced higher than they should be, or many homes are selling for much less than the list price. Hard to know without looking at the data of each home.
Looking at the numbers for multiple offers. Of the homes pending each month. They are 49%, 53%, 49% and 53%. These numbers are from August to November. Now looking at the home sales number for each month. They are 66%, 58%, 62% and 69%. These numbers are high for this time of year. Now looking at multiple offers last year during the same time. They are 54%, 54%, 51% and 61%. This year’s more than one offer is higher than last year.
Rocklin, California housing prices are up 15%. This is comparing the November home sales last year to November home sales this year.
