Rocklin home prices are up 👆 3%.  This is comparing June home sales this year to June last year.  However, the housing market has changed.  It’s cooling off 💦🔥💦🏡.

Now, look at what is happening in the housing market.  Remember, we are in the prime housing market season.  Any changes in the housing market will appear first in the active listings and pending within the current month.

Some key housing market data are active listings (inventory), DOM (days on market), and multiple offers.  First, let's look at active inventory.  The active listings are going up, which is normal this time of year.  This is highlighted in green below.

The DOM (days on market) is going up.  This is a sign of a housing market that is changing.  This is highlighted in blue below.  In April, housing only sat on the market for 5 days.  In May and June, that number tripled.

.

Comparing the multiple offers of the pending homes from month to month.  In April, the homes in Rocklin had 55% with more than one offer.  In May, it dropped to 49%.  Now in June, it dropped to 34%.  This is also a sign of a housing market that has changed.

Looking at the homes that sold in the last 3 months.  Of the homes that sold going from April to June.  72%, 61%, and 56% had more than one offer.  Last year at this same time, the numbers were 75%, 71%, and 65%.  These numbers are trending down, indicating a changing housing market.

Another indicator is prices are not going up as fast.  In April, Rocklin had a 17% increase in housing prices from the same time last year.  In May that number dropped to 9% and in June to 3%.

The housing market has changed, and it’s important to stay ahead.  If you are selling, DON’T GET TOO AGGRESSIVE.  If you are buying a home, DON’T OVERBID.

Average Housing Market Data

Looking at the Average housing market data.  Highlighted in blue below.  The difference between the original price and the list price has increased.  This means that more home sellers have to drop their prices to get the home sold.

If you price your home correctly, it will sell faster.  Looking at the DOM and comparing the sold to the active.  The sold DOM is much quicker, indicating they priced their home right.

.

Many home buyers will make at least one of these mistakes when buying a home.  Don’t let that be you!!!
