New home listings generally drop this time of year because of the holidays. This usually starts to happen around October of each year and goes through December before the listing begin to rise. This data shows up in the # Listings above. This happened later this year most likely from the price increases that have been happening. We are now starting to see fewer listings because of the holidays. Inventory is already low. Comparing home sales in Roseville for November 2019 to 2020 there was a 16% rise in price (above data) and comparing the last 6 months of home sales there has been a 9% increase in home prices (data below). Comparing home sales in Rocklin for November 2019 to 2020 there was a 14% rise in home price (above data) and comparing the last 6 months of home sales there has been a 9% increase in home prices (data below).This is being driven by low inventory, low interest rates and more home buyers with a large uptick in bay area families moving to the Sacramento area.
