The Citrus Heights housing market is staying hot. Other housing market areas are starting to cool. The only sign that signals the housing market is cooling in Citrus Heights is in red below. Some homeowners have had to drop their prices to get their home sold. Original price is the price of the home when first listed. The list price is the price when the home goes pending. At this time lower-priced homes are selling much faster now.


Active listings are staying consistent in Citrus Heights. Inventory or active listings are still low. DOM (days on market) is staying consistent.


The only other sign is that home prices did not increase from month to month. That is in green. When comparing September this year to September of last year home prices are up 22%.


Multiple offers are dropping some. Of the homes currently pending 54% had more than one offer. Last month it was at 59%. Of the homes that sold in September, 63% had multiple offers. That is down from last month which had 67%. In September last year, 74% had more than one offer.


Your home is one of your most valuable assets. I would always want you to get the most fruit from your home as possible. I don't recommend selling your home this time of year useless you absolutely have to. Your home is an investment in your quality of life. I take that seriously! I do recommend planning now for down the road. Fewer home buyers mean fewer chances for multiple offers and a lesser price on your home. In this type of housing market condition.

Looking at the housing market data for Antelope. There are some differences compared to Citrus Heights. Home prices have increased from last month using the average housing market data. Homes are selling faster in Antelope. Other areas around Sacramento have the DOM increasing. Not many home sellers in Antelope are having to drop their selling price.

Looking at the multiple offers. Of the homes that are currently pending 55% have more than one offer. That is down from 66% last month. Of the homes that sold in September, 82% had more than one offer. That is up from last month at 60%. Last year in September 77% had more than one offer.

One thing that can be driving this multiple offer increase is fewer active listings in green. It dropped from 33 active listings in August to 25 in September.

Housing prices are up 21% when comparing September homes sales this year to September last year.
