Average Housing Market Data

In looking at the chart and data from July we are noticing changes in the housing market.  The first change does not show in the chart is increase in inventory or homes for sale.  Citrus Heights in May had 50 active listings, June had 48 and July had 80.  So, inventory or active listings is going up.  This in turn means there is more for the home buyers to choose from, therefore fewer multiple offers, homes staying on the market longer and paying less for homes.  We are already seeing all of this in other cities in the area.  Homes that sold in July in Citrus Heights had 77% receive multiple offers.  These homes went pending in June or May.  The homes that are currently pending only 59% received multiple offers.  Home prices will start or have already started to drop some.  Also, this time of year it is normal for home prices to drop some.  Once children start going back to school some home buyers put it on hold.  Citrus Heights home prices are up 15% comparing July of last year to July of this year.  Trends however a currently showing that home price will start to drop some.

Median Housing Market Data

I personally believe that the median housing market data is the most accurate currently depending on the area.  Citrus Heights housing prices are up 20% using the median data.  I included Roseville housing market data below.  Roseville home prices a little higher and feel these homes are being affected first but will start to trickle down to the lower priced homes.  Roseville you can clearly see that inventory increasing month by month in red.  You can also see how the DOM in orange increasing while the home sales prices in pink are dropping.

Average Housing Market Data

The current trend in other areas is still not showing in Antelope.  In May active listing were 17, June 25 and July 20.  Home prices are currently still climbing and up 21% when comparing July of this year to July of last year.  Home prices are up 4% from June.  Multiple offers are what has been driving up housing prices.  78% of the homes sold in July had multiple offers.  The homes that are currently pending that number drops to 66%.  Of the homes that sold in July of last year in Antelope 63% had multiple offers.
