Average Housing Market Data

Using the average housing market data. A few things stand out. In red below you can see that the original price is higher than the list price. This means some sellers have had to drop their price to sell the home.

Another number that stands out is the sales price in October. It’s at $609,132 highlighted in yellow. Now, look at the list price to the left in red. It’s at $606,004.

The sales price is about 3k above the asking price. This means that several homes have sold for way over asking. It also means that several homes have sold for under asking. That’s good news for home buyers.

The reason I say way under and way over asking price is because of the multiple offers. Of the homes that closed (sold) in October, 53% had more than one offer. This is what drives the prices of the homes up.

In green below is the DOM. This number is high compared to other areas nearby.

Median Housing Market Data

When comparing the median housing market data.  In red below you can see that the selling price has dropped.  It went down 7% from October’s home sales.

Inventory is staying consistent.  This time of year, it’s normal to see a drop in this number. 

53% of the homes that sold in October 2021 had more than one offer.  This number is down from September 2021 62%.  This again is a normal trend this time of year.

When comparing October home sales this year to October of last year.  Home prices in Carmichael are up 9%.

When comparing the last 6 months of home sales this year to the same time last year.  Home prices are up 16%. 

In red below you can see that home prices continue to rise.  This is expected when looking at the month-to-month data.

In red below you can see that in October the housing prices dropped some. From August to October housing prices dropped about 13%. From October to October, they went back up about 14%.

Without looking at each home sale. It can be assumed that fewer lower-priced homes sold in October. This would through off both the average and median housing market data.

Home prices are up 28% when comparing October home sales this year to October last year.

In October the DOM also went up. Meaning it took longer to sell a home in October. This is normal for this time of year.

Multiple offers stayed about the same for October. October it was around 60% of the homes that sold. Of the homes pending in October, about 56% had more than one offer. This number is close to the same in September’s pending homes.
