Carmichael Housing Market Data from November
Median Housing Market Data
Notice the month of September sale price (in orange). That’s a large spike in-home price sales. This could be caused by many higher-priced homes selling. I will look closer at this data later with another email.
The biggest numbers that stand out are in red below. Notice that the list price is higher than the sale price for the first time. This means some home sellers are getting less than the list price. There will still be sellers getting more but the gap has narrowed.
In October in green below. This shows that the home seller got about $6,000 over the list price.
Looking at Multiple offers. Of the homes that are pending each month. It goes 59%, 44%, 39%, and 57% from August to November. Notice the decrease each month until November.
Of the homes that sold 65%, 62%, 53%, and 48%. That again is from August to November. Notice here that the numbers are continuing to drop. Of the homes that sold last year 66%, 67%, 69%, and 64% had more than one offer. These numbers indicate that the housing market may not be as strong this year. But we will see.
Home prices are up 21% when comparing this November to November of last year. And down 1.5% from last month. This is normal for home prices to drop during the holidays. Carmichael housing prices are down about 3% from August to November.

Comparing the last 6 months this year to the same time last year. In red, the gap between the list price and sale price is large every month. This means that many homes sold for over list price.
In green is last year's numbers. There are no large gaps any month for homes selling over list price. This does not mean that homes didn’t sell for much more than the list price. Some sold for way over but more sold under or for list price.
When looking at this many months any movement is slower in showing any trends that may be happening.

Fair Oaks Housing Market Data for October 2021

Every number is jumping around in Fair Oaks. DOM is going up and down each month. The selling price is jumping around. Hard to read these numbers.
The active listings dropped drastically in November (in green).
The only month that the sale price is less than the list price is last year in September. November of last year the sale price was much above the list price.
More than on offer of homes that sold are still high. They are 60%, 61%, 60%, and 64% from August to November. These multiple offers should drive up home prices. Which should lead to a large gap between the list price and the selling price.
But, looking at last year’s multiple offers. They are 51%, 64%, 63%, and 64% again from August to November. These numbers would imply a much larger gap between list price and selling price. The numbers don’t show this.
Home prices are up 5% when comparing November homes sales this year to November last year.

The problem could be home sellers listing their home too high to start with. Looking below at the original price and the list price in red. You see that the number is much lower in the list price column. Compared to the original price. This means that home sellers are having to drop their price to get their home sold. Another number that shows this is the DOM in green. These numbers are high compared to other areas in Sacramento.
Listing your home to high to start with can cost you money at the end. Pricing your home correctly is very important.
When selling your home, it’s very important to look at how many other homes are listed like your home. In other words, when a home buyer is looking how many do they have to look at. If there are 7 4-bedroom 2 baths with 1800 square feet listed, you need to be careful where you price your home. Buyers may skip your home because the price is too high. Of course, condition and location need to be considered as well.

October was a good month for Fair Oaks with the sale price hitting $600,000. This is most likely more expensive homes selling in October.
